I could simply just tell you that Virtual Staging is remarkable and adds a HUGE impact factor to getting your listing noticed online, but it's better to see for yourself.
These are recent listings that I did the real estate photography for and they were vacant properties with not much to make you really take notice.
Check out the Before & After Transformations in the slide show below. The first one is the empty space and the second is where the magic happens! You can navigate by going backwards or forwards with the arrows that will appear on the left or right of the slideshow window when you place the cursor in that area. This service is available in the Central Illinois area!
VIRTUALLY STAGED PHOTOS MUST BE DISCLOSED in your active area MLS listing!!! Where ever you use the real estate photography & virtually staged photos, disclose those staged photos as such and also include the actual or "real" photo immediately before or after that staged photo. Ask your Broker what language they feel comfortable using for the disclosure. I can label photos with a light opacity watermark on the photo or in your MLS use the titles/label option for the image to disclose it.

Another place to disclose the use of virtual staging is in the Realtor remarks. Let them know which photos, even though it should be obvious, have been staged. This is actually a great tool for them to use with their buyers to help them imagine how to set up the empty space they are going to see.
Finally, keep in mind that the process of virtually staging a space is time consuming. It will add to the turnaround time and they are done last. As of right now, all listing photography packages are still being turned around in less than 24 hours. Because of the added time, designing and decorating of the space(s) is at the discretion of Carl Bailey Photography.
